FAAC Access Control Installation: The Fort Lauderdale Owner’s Guide

If your FAAC access control system has failed, we can usually match the part, quote it, and install it the same week, often within 48 hours for common failures. In Fort Lauderdale, a typical FAAC access control board or receiver swap runs $280 to $640 installed, depending on the model and whether we’re replacing a single component or the full control assembly. The way most owners find out is sudden: the keypad stops responding, the remote quits, or the gate only opens from one side and then stops opening at all. Access control failure rarely gives much warning. One day the gate opens, the next day you’re standing in the rain on Las Olas wondering if the problem is the board, the receiver, or something between them.

We’re Portcullis Gate Repair Fort Lauderdale, an independently owned Kingswell company. We’re not affiliated with FAAC, but we’ve been servicing their operators since 2008, and we stock the access control parts that fail most often on Fort Lauderdale gates.

Which FAAC Models This Applies To

FAAC uses a numbering system that’s easy to misread, and matching the wrong control board to an operator is the most common parts mistake we see. The E024U and E124 boards run the residential 400 and 402 swing operators. The 455D and 750 slide operators use a different control set entirely, and the commercial 844, 884, and S800H lines have their own boards, surge modules, and receivers. If your FAAC gate is older than about 2012, you may have a 412 or 422 operator, and those boards are no longer made by FAAC. We keep a stock of tested aftermarket replacements that match those legacy units.

Here’s the part that trips people up: FAAC stamps the model number on the operator housing, but the access control receiver inside often has its own part number that doesn’t match the operator. The RP433 and RP868 receivers plug into several different boards. Before you order anything, open the operator cover (power off at the breaker first) and read the label on the board itself, not the housing. That label tells us exactly what we’re matching. If you don’t want to open the box, take a clear photo of the operator from three feet back and we can usually identify it from the truck.

As for OEM versus aftermarket: FAAC OEM boards run about 30 to 50 percent more than quality aftermarket equivalents, and for most residential gates in Fort Lauderdale, a good aftermarket board with a written warranty is the better value. For commercial operators running a duty cycle all day, we recommend OEM. We’ll show you both prices and let you choose before anything is ordered.

Key Takeaways: FAAC Access Control Matching

  • Read the label on the control board, not the operator housing.
  • The RP433 and RP868 receivers cross several FAAC models.
  • Legacy 412 and 422 boards are discontinued; tested aftermarket replacements exist.
  • OEM vs aftermarket: we quote both and explain the tradeoff before ordering.

Signs Your FAAC Access Control Installation Is Failing

  • Remote works only at close range. In Fort Lauderdale, the usual cause is moisture intrusion in the receiver or antenna, not the remote battery. Salt air off the Intracoastal accelerates corrosion on the receiver contacts. The fix is often a receiver swap, not a new remote.
  • Keypad accepts the code but the gate doesn’t move. The keypad is talking to the board, but the board isn’t sending the open command to the operator. This is typically a relay failure on the control board, and the board needs replacing.
  • Gate opens on its own, or won’t close without pushing the manual override. Phantom openings in South Florida often trace back to a failing loop detector or a shorted receiver input. If you have a loop detector in the driveway, this is the first thing we test.
  • Intermittent operation: works in the morning, dead by afternoon. Heat and humidity stress the electrolytic capacitors on older FAAC boards. The board works when cool and fails as the day warms. This is a classic pre-failure pattern we see across Fort Lauderdale neighborhoods like Victoria Park and Rio Vista.
  • You hear a click but the motor doesn’t engage. A click with no movement usually means the control relay on the board is chattering but not closing fully. Board replacement beats repairing a smoked relay every time.

If you’ve got one remote that works and one that doesn’t, try fresh batteries in the dead remote before calling us. If the keypad backlight is on but nothing responds, that’s a board-level issue. And if you see burned marks or smell melted plastic inside the housing, cut power at the breaker and don’t touch it, because that’s a short and a shock hazard. Call us and we’ll take it from there.

Replacement Cost & What’s Included

Here’s what a Fort Lauderdale FAAC access control replacement actually costs, parts and labor included:

  • Replacement receiver (RP433/RP868 class): $180 to $310 installed
  • Residential control board (E024U/E124 class): $320 to $540 installed
  • Commercial control board (455D/844 class): $510 to $750 installed
  • Full access control assembly swap (board, receiver, enclosure): $620 to $980 installed
  • Keypad or intercom replacement (wired or wireless): $240 to $460 installed
  • Loop detector replacement (driveway safety/sensor loop): $260 to $420 installed

The range comes down to the model, whether you choose OEM or aftermarket, and how much wiring has to be pulled. A board in a clean, dry enclosure on a 2018 swing gate is a fast swap; a 2009 board with corroded terminals and brittle wire insulation takes longer and sometimes needs new terminal blocks and a re-terminated harness. You get the total written price before we order the part or turn a screw. No surprises when the invoice lands.

Every access control replacement carries our 365-Day Done Right Promise, in writing, on the invoice. If the repair fails inside that year, we come back and fix it at no charge. That’s the Kingswell Guarantee, and it applies at every Portcullis location, including right here in Fort Lauderdale.

DIY or Call Us?

Honest answer: if you’re comfortable with a multimeter and low-voltage wiring, you can test the receiver and remote pairing yourself. Replace the remote battery, check the antenna for corrosion, and verify the breaker is on. That’s safe, and it saves you a service call if one of those simple things is the culprit.

What we don’t recommend is opening an operator and swapping a board without knowing how the capacitor bank discharges. A charged capacitor on a FAAC board can bite hard even with the breaker off, and miswiring a new board can send 24V where 24V shouldn’t go and cook the new part on first power-up. We’ve fixed enough of those weekend jobs to know they usually cost more than the service call would have. When you’re ready for a straight answer on the part and the price, call us at (754) 354-7351. A written price first, then the work – that’s how we do it.
