FAAC gate motor replacement in Fort Lauderdale typically runs $760 – $1,380 for a residential swing gate operator, installed, with most swaps completed in about two hours. The part itself (the motor and control board housing) accounts for roughly 60 – 70% of that total, and we carry most FAAC swing and slide operator replacements on our trucks so a morning diagnosis often means the gate works again before dinner.
Most owners call us after what starts as a small quirk: the gate hesitates, strains against a sagging hinge, or just buzzes without moving. By the time a FAAC motor gives out in South Florida, it’s usually been working harder than it should for a while. Salt air near the Intracoastal, the wet-dry cycle of summer afternoons, and the daily open-close grind on a driveway gate all shorten a motor’s life in ways the spec sheet doesn’t mention. The part isn’t hard to replace once we’ve diagnosed it correctly. The trick is knowing which FAAC series you have and matching the replacement to it, not the gate’s color or the year the house was built.
We’re Portcullis Gate Repair Fort Lauderdale, an independent service provider. We’re not affiliated with FAAC, but we service their operators every week and stock compatible replacements across their main residential lines. Dean Prescott, our owner, has spent the better part of two decades on gates across South Florida, from sliding operators on Las Olas estate drives to swing arms on Intracoastal properties. We’d rather give you the real picture before pulling anything apart.
Which FAAC Models This Applies To
FAAC builds two main residential operator families that show up constantly on Fort Lauderdale driveways: the 400 Series (the 390, 391, 400, and 402 hydraulic swing gate operators) and the newer B680/S800 electromechanical slide and swing units. There’s also the older 412 and 422 compact hydraulic operators still running on plenty of smaller gates in neighborhoods like Victoria Park and Rio Vista. When someone calls us about a “FAAC gate motor,” they’re usually talking about the actuator (the motorized arm that physically pushes the gate open) or the control board that tells the motor when to run.
Here’s the compatibility gotcha that trips up a lot of Fort Lauderdale owners: the FAAC 400 Series hydraulic operators are not interchangeable with the B680 electromechanical swing units, even when they mount on the same gate. The piston stroke length, mounting bracket geometry, and control board voltage all differ. If you had a 400 Series installed in, say, 2014, you can’t drop a B680 motor in without also swapping brackets and rewiring the control enclosure. That’s why we always read the model label on the operator housing first. The label sits on the underside of the black plastic cover or along the side of the hydraulic pump body. If it’s weathered to nothing, we measure the piston throw and match it against the FAAC part matrix.
OEM FAAC parts (the branded replacements made by or for FAAC) cost more and carry the manufacturer’s name. Quality aftermarket equivalents, which we’ve installed for years, often come from the same Italian and Southeast Asian production facilities at 30 – 40% less. For residential gates in Fort Lauderdale, we generally recommend a quality aftermarket motor if the gate is newer than roughly 2015 and the board tests healthy. On older 400 Series units where the original hydraulic pump is still good but the motor windings are shot, we’ll sometimes swap just the motor cartridge rather than the entire actuator assembly. That’s a $280 – $360 parts difference right there, and the gate never knows the difference.

Signs Your FAAC Gate Motor Replacement Is Failing
FAAC motors rarely die without warning. Here’s what Fort Lauderdale owners notice before the gate stops moving entirely:
- Buzzing with no movement. The motor is getting power but the hydraulic pump isn’t building pressure, or the electromechanical gear train has stripped. You’ll hear a labored hum from the operator housing. That’s the motor telling you it’s done, not the capacitor fixing itself.
- The gate opens but won’t close (or vice versa). Half a working operator is often a failing limit switch or a motor that’s lost torque in one direction. In an FAAC 400 Series, this usually traces to worn internal seals in the hydraulic piston, which leaks pressure and loads the motor harder on the closing cycle.
- Slower operation than last season. A healthy FAAC swing gate opens at roughly 12 – 15 seconds for a standard residential leaf. If your gate now takes 20+ seconds and audibly strains, the motor’s windings or the pump’s internal tolerances are degrading. Fort Lauderdale’s summer humidity accelerates corrosion inside the motor housing, especially on seaside properties along the Intracoastal where salt mist rides the afternoon breeze.
- Repeated overload trips on the control board. The FAAC board is designed to cut power when it senses excessive amp draw. If the gate trips its overload every few days, the motor is pulling more current than the board will tolerate. That’s a motor replacement problem, not a board gremlin.
- The gate drifts or sags when it shouldn’t. On hydraulic FAAC units, a failing motor means the pump can’t hold the piston under load, so the gate creeps or sags mid-travel. On electromechanical units, worn gearbox output shafts cause the same drift. Either way, the motor and gearbox are the culprit more often than the hinge.

AfterReplacement Cost & What’s Included
In Fort Lauderdale, a full FAAC gate motor replacement for a residential swing gate runs $760 – $1,380 installed. Slide gate operator replacements run higher, generally $1,050 – $1,750, because the gearbox and rack interface need aligning and the motor housing is larger. Here’s how the parts-and-labor picture breaks down:
- FAAC 400 Series hydraulic actuator replacement: $420 – $650 for a compatible motor cartridge or full actuator, plus 1.5 – 2 hours of labor. Total: $760 – $980.
- FAAC B680 electromechanical swing operator replacement: $560 – $810 for a quality aftermarket or OEM motor unit, plus 2 hours of labor including control board re-sync. Total: $980 – $1,240.
- FAAC slide gate operator replacement: $740 – $1,000 for the motor/gearbox assembly, plus 2 – 2.5 hours of labor including rack alignment. Total: $1,050 – $1,750 depending on gate weight and site access.
Every line item is laid out in writing before we touch a bolt. That’s not a courtesy, it’s the Kingswell Guarantee. You get a written price before any work starts, a real arrival window, a clean job site when we leave, and a written 365-Day Done Right Promise on the repair. If the motor we install fails inside that year, we come back and fix it at no charge under the guarantee. No call-back fees, no “well, that’s a different problem” conversation.
What drives the total: the FAAC model you have, whether we’re replacing just the motor cartridge or the full actuator assembly with brackets, and whether your control board survived or needs replacing too. A cooked board adds $180 – $290 to the job. We test the board before we ever quote the motor swap, so you know the full picture up front.
DIY or Call Us?
There’s an honest split here. What an owner can safely do: note the model number on the operator label, check that the breaker to the gate hasn’t tripped, and confirm the gate itself swings freely by hand when the operator is disengaged. Binding hinges or a wheel off its track will kill a new motor just as fast as the old one. You can also look for obvious cooked-wire smells around the control board. Those observations help us diagnose faster when you call.
What you shouldn’t do: open the hydraulic reservoir on a 400 Series or run new wiring into the control enclosure unless you’re comfortable with 120V line voltage and know how to isolate the circuit. A wrong capacitor wire, a crossed limit switch, or a half-seated hydraulic fitting takes a $900 repair and turns it into a full operator replacement plus a control board. We’ve rebuilt gates in Fort Lauderdale where a well-meaning weekend repair left the motor mount torqued against the gate’s travel. The fix cost more than calling us the first time would have.
If the motor is dead and the gate is stuck open or shut, call (754) 354-7351 and a live person answers. We’ll talk through what you’re seeing and set a real arrival window, not a four-hour “sometime” guess.
FAQs
A FAAC hydraulic operator in Fort Lauderdale’s coastal climate lasts 8 to 14 years, with motors on Intracoastal or beach-adjacent properties trending toward the lower end. Salt air corrodes the motor housing and electrical connections faster inland. Electromechanical B680 units typically run 6 to 10 years in the same conditions. If your FAAC motor is older than 10 years and showing any of the failure signs above, replacement gets you off a repair treadmill. Call (754) 354-7351 and we’ll give you a straight assessment.
Sometimes yes. We rebuild hydraulic pumps, replace motor cartridges, swap gearbox gaskets, and re-seal leaking pistons when the failure is isolated. But if the motor windings are burned or the gearbox has excessive play, rebuilding isn’t worth it. We quote both options in writing so you decide with real numbers, not a technician’s shrug. Call (754) 354-7351 for an honest read on yours.
Most residential FAAC motor replacements take about two hours from shutoff to final test. Slide gate operators run closer to two and a half hours with rack alignment. We stock common FAAC motors and compatible replacements on our trucks, so if we diagnose the failure in the morning, your gate is usually running that same day. Call (754) 354-7351 for an exact time window.
We stock FAAC-compatible replacement motors for the 400 Series, 412/422, and B680/S800 lines on our trucks in Fort Lauderdale, along with control boards, limit switches, and mounting hardware. If your unit is a commercial FAAC operator or a less common 770 series, we order the part and have it within two to four business days. We also carry parts for LiftMaster, Mighty Mule, and Ghost Controls operators, so if your FAAC gate shares a system with another brand’s receiver or safety edge, we handle that in the same visit. Call (754) 354-7351 and we’ll tell you today whether we have your motor in stock.
